SUBJECT:  DRYER VENT CLEANING

We had an issue with one of our owners’ dryer vent and contacted Gary Drake (our usual contractor for cleaning all our vents every 2 years).  He informed us that he is noticing problems after new roof installations and recommended doing a cleaning now to make sure there is no debris that may have fallen down the vents during construction.  The only way to get that out is the suction vacuuming that Gary does.  So, the board decided to go ahead and have it done now, even though it is 9 months early, and then go back to every 2 years.  We are not saying that our roofers did get debris down there, we don’t know that.  We would just feel better to err on the side of caution rather than risk potential fire hazards.

We are scheduled to have this project done the week of August 14, 2023. They will start Monday, Aug. 14, at 8am in building #1 and proceed sequentially. I will give notice to each building as they proceed, but we are planning on 4 days to finish this job. If you are here at Spinnaker, we ask that you clear out your laundry room around the dryer to give them the room to work. Because many people are not here, Joey D. and I will go ahead of them and move “stuff” out of the way so they can gain access behind the dryer. I know we all store extra stuff in the laundry rooms – shelves, baskets, brooms, vacuum cleaners etc., so we do understand. This may be a little extra work for us, but we are willing to do it in order to get it done. What I am thinking is that maybe we could leave the moved items wherever we place them out of the way and let you replace them when you come back to your condo. That would save us time and energy. If, however, this is a problem for you (like if you are expecting visitors or renters), let me know and I will go back and do my best to remember how it was all arranged!
